Construction of retail scheme is complete
By David Baldaro | September 14th, 2011 | Category: Overseal News | No Comments »Joint developers Rokeby Developments and Peveril Securities this week announced completion of construction of their 112,000 sq ft mixed-use leisure and retail scheme The Pipeworks in Swadlincote and celebrated two further retail lettings.
Home Bargains has signed up on a 15-year lease on 13,150 sq ft of retail space on units three and four. And Pound World has a 10-year lease on the 9,000 sq ft unit one at the development, which has transformed the former Wraggs Pipe and Hepworth production plant site in Coppice Side.
Other occupiers at the 3.6 ha site include Greene King’s Hungry Horse, Aldi, Iceland, Argos, Store 21 and Peacocks.
Rokeby Developments (Swadlincote) managing director Adrian Goodall said:
“The completion of construction of The Pipeworks is a very important milestone for us, especially given the tough economic climate. There is only one retail unit unlet, the 4,756 sq ft unit five, which was deliberately held back to capitalise on the success of the scheme. It has planning consent for a full mezzanine floor and has attracted considerable interest. There is also 3,769 sq ft for food still available. It could be one restaurant or broken down into smaller units and both options have attracted a lot of viewings.”
Stephen Smart and Company and Knight Frank are advising on the scheme.
Stephen Smart equity partner Phil Jemmett said: “Rokeby’s achievement of delivering this scheme should not be underplayed. There have only been a small number of retail and leisure schemes more than 100,000 sq ft delivered over the last year. The draw of the five screen Curzon Cinema seems to have made it particularly attractive.”
Frank McArdle, the Chief Executive of South Derbyshire District Council, said: “Our congratulations should go to the developers of The Pipeworks.
“To have delivered a scheme which provides large retail units demanded by many occupiers, while aiming to integrate it with Swadlincote’s existing High Street and preserving important industrial heritage, was no easy challenge to overcome.
“The inward investment of £20m and the jobs this scheme will deliver are an important contributor to the continued regeneration of Swadlincote and the wider area that we are constantly striving to deliver.”
